Terms and Conditions of Rental − Centrale Agence La Toussuire
1. Booking
The booking is only confirmed once we have acknowledged receipt of the deposit (25% of the rental amount) and the rental agreement has been drawn up. This sum is retained by us as of right in the event of cancellation (unless the property is re-let). An administration fee will, however, be retained.
The balance of the rental fee and any pre-booked additional services is due one month before the arrival date. If a booking is made less than one month before arrival, the full rental fee and any pre-booked services will be payable at the time of booking.
2. Check-in and handover of keys
Check-in takes place at the Centrale Agence office. In the event of a delay, please notify us by telephone on 04 79 56 74 08. Keys will only be handed over once the balance of the rental fee and the security deposit have been paid.
3. Price
The price includes the rent, water, gas, electricity and agency commission, but does not include administration fees, tourist tax or cancellation insurance. If, in exceptional circumstances, utility consumption is metered, the tenant will be duly notified of this. Bed linen and household linen are not included (available for hire from the agency) unless otherwise stated. Photographs and floor plans are for illustrative purposes only.
4. Security Deposit
A security deposit is required to ensure that the premises and furniture are returned in good condition. The cost of replacing any broken or damaged items will be deducted from this deposit; where applicable, the cost of washing and cleaning any stained carpets, blankets, mattresses, bedding, etc., will also be deducted. At the end of the stay, following an inspection of the premises (which takes place after each let), provided there is no damage or issues relating to cleanliness, the security deposit cheque will be returned by post within three weeks, unless the deposit proves insufficient; in which case, the tenant undertakes to make up the shortfall. A fixed fee may be deducted if the property has not been cleaned properly (prices displayed at the agency).
5. Occupancy
Upon the tenant’s arrival, they will be provided with an inventory; any complaints regarding the inventory or cleanliness must be made to the agency within 24 hours of arrival. After this period, the rented property will be deemed to be free from damage at the time of the tenant’s arrival. Disruptions to public utilities – such as water, electricity and gas – as well as to general services, notably heating and hot water, shall not justify a reduction in rent, as they are not attributable to any action on the part of the landlord. The agency accepts no liability for any loss of use or reduction in enjoyment not caused by it, nor in the event of any contractor’s delay in carrying out repair work on the premises. In the event of the tenant cutting short their stay, no reduction or refund will be made.
No pets are permitted unless prior agreement has been reached with the agency.
The tenant is required to:
- comply with the block’s rules and regulations regarding noise, hanging out washing, cleanliness, parking of vehicles and storage of ski equipment;
- under no circumstances exceed the number of occupants stipulated in the contract. The contract may be terminated immediately without any deduction from the rental price if the number of occupants does not correspond to that stated in the contract;
- allow access to the rented premises during the period of occupancy, particularly if the premises are put up for sale (without any compensation for the stay);
- not to use the bedding without sheets or pillowcases;
- strictly adhere to the dates of occupancy and the check-out time;
- undertake not to allow anyone else to take their place, nor to sublet the rented premises, even free of charge, nor to carry out any professional or commercial activity on the premises;
- do not dispose of anything down the drains; the tenant is responsible for restoring the premises to their original condition;
- to return the rented premises in a perfectly clean and fully functional condition;
- to report immediately to the agency any damage occurring during the tenancy period;
- Bunk beds are not recommended for children under 6 years of age.
6. All-inclusive
For an ‘All-inclusive’ stay, any extras must be booked two weeks before your arrival and no changes or amendments can be made during your stay.
7. Insurance
The owner and their agent accept no liability in the event of theft or burglary on the premises let; the tenant’s insurer may not seek recourse against the owner or their agent in the event of a claim. The tenant is required to take out an insurance policy covering the occupant’s risks and any damage they may cause.
8. Cancellation
If the tenant does not take possession of the premises on the agreed date, the agency will attempt to re-let the property. If this is successful, only an administration fee will be charged. If unsuccessful, the deposit paid will be retained by the agency. If cancellation insurance has been taken out with our agency, subject to the provision of the required supporting documents, the amount of the refund of the deposit paid will be deducted from the cost of the insurance and the booking fee.
9. Jurisdiction
For the purposes of this agreement, both parties elect domicile at the agency’s offices and agree that, in the event of a dispute, the competent court shall be that of the district in which the rented premises are situated. The tenant, having read and understood the terms and conditions, accepts them and signs in full knowledge of the facts.
